Leah Rosenberg, managing director of Weissman Realty Group in Long Beach, a barrier-beach community, said there were 100 co-ops on the market there, or about two years’ worth of inventory. Prices range from $102,500, for a studio, to $200,000 for a one-bedroom, to $600,000 for a two-bedroom two-bath oceanfront apartment with a terrace. A parking spot can add $50,000 to $80,000.
The backlog has resulted partly from the density of co-ops along the boardwalk and near the train station, but also from a requirement to “come in with 10, 20 or 25 percent” depending on the down payment that each individual co-op board sets, Ms. Rosenberg said.
“Each has a separate set of regulations when it comes to the financing,” she added, maintaining that interest among first-time buyers and empty nesters had remained strong anyway.
